The government’s ban on eviction ended on Sunday 20 September.
Now landlords whose possession claims were paused during the lockdown must ask for a new hearing if they want to continue the claim. They have to complete a ‘reactivation’ notice and say what discussions they have had with the tenant about the impact of Covid-19. The alternative is to make a new claim.

Last week Court officials said the reactivation would include a review appointment. This means by a certain date the landlord and tenant must each report to the court on negotiations between them and whether they have reached an agreement. The judge will then decide on the basis of the review whether to make a court order based on the agreement or to require a full ‘substantive’ hearing.
The officials said the earliest date for evictions would be 6 October 2020, for review appointments 19 October, and for substantive hearings 16 November.
